Assets' niche within the apartment market is moderate-income
properties that the Company believes can be enhanced through
a combination of value-added strategies, improved marketing
and professional management. We attempt to pursue assets that
are either too small for most institutional real estate investors
and/or too capital intensive for most individual property
owners. We believe that this strategy reduces the level of
competition we face during the acquisition cycle.
Many times with smaller assets PPA will ultimately acquire
adjacent or nearby properties creating a larger “operational
unit” at what amounts to essentially a single location.
As a purchaser that is perpetually “in the market”
for opportunities, investment brokers and sellers recognize
that PPA is a logical and reliable party with whom to deal,
especially when the owner is facing difficulty closing timelines.
The Company has also affected wholesale-priced acquisitions
of property through the control of a project’s existing
financing or the bulk purchase of multiple properties from
a single seller.
